General Services Administration (GSA) seeks to lease the following space: State: Florida City: Jacksonville Delineated Area: North : Duval County line South : West on I-295 from the Saint Johns River to I-95 then south on I-95 to the Duval County line East : Atlantic Ocean/Duval County line West : Saint Johns River from Buckman Bridge north to I-95 then north on I-95 to the Duval County line Minimum Sq. Ft. (ABOA): 8,197 Maximum Sq. Ft. (ABOA): 8,607 Space Type: Office Parking Spaces (Total): 23 Parking Spaces (Surface): 23 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 23 Full Term: 15 years Firm Term: 5 years Option Term: None Additional Requirements: See below •Ø Space must be within the 4 th U.S. Congressional District of Florida •Ø Tenant will be a law enforcement agency and must be permitted to wear uniforms and carry arms while in the building and its grounds including the parking lot(s) and all common areas. •Ø Space must be on the 2 nd floor or higher unless a free standing building is offered and the Government is the only tenant •Ø Space may not be on the top floor of the building if there is rooftop access within the offered space •Ø Space must not be in a building that is located in a high crime area as determined by the Government •Ø The building in which the offered space is located must be more than 1,000 feet from residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, homeless shelters or day care centers •Ø The building cotenants shall not be any of the following: day care facilities, educational, sports or entertainment facilities serving children (e.g., tutoring school, ballet school, gymnastics facility, judo facility, arcade) •Ø The building cotenants shall not be any of the following: federal, state, county or city immigration, probation, public defender or socials services providers including, but not limited to, the Social Security Administration and Department of Health and Human Service •Ø The building may not be located in shopping mall or shopping center •Ø The building must be capable of accommodating on-site secured parking for Government vehicles •Ø Space must be located within the 4 th U.S. Congressional District of Florida. Note: Any wavier from one or more of the above-requirements will only be considered if no offered spaces within the delineated area can meet all of the requirements. Any waiver of a requirement will be at the sole discursion of the Government; however, any waiver of a requirement be applied equally to all offerors. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
