*This amended pre-solicitation notice revises the leases term to 17 years, with 15 years firm. The amended notice also eliminates any suites located on buildings top floors. Expressions of interested submitted in response to the original December 3, 2018 advertisement do not need to be re-submitted in response to this revised advertisement. (RSF): 3,842 Space Type: Office and related space Parking: 11 spaces Full Term: 17 Years Firm Term: 15 Years Additional Requirements: � The Government requires the proposed space to be contiguous. � The Government requires the space to be located neither on the ground floor or top floor. � A fully serviced lease is required. � The Government requires that the office will not be located in close proximity to foreign government offices. � The Government must have the ability to ""lock off"" the elevator for secure movement through the building. � Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, ISC Level III security standards, and sustainability standards by the required occupancy date per the terms of the Lease. Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information for the building proposed for consideration. All submissions should include the following information at a minimum: (1) Building name/address and the location of available space within the building; (2) Age of building; (3) Date of space availability; (4) Total existing gross square feet, and gross square feet per floor; (5) ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $45.07/ABOA SF, meeting GSAs standard building shell requirements; (6) Site plan depicting the building and parking; (7) Floor plan and gross square footage of proposed space; (8) Identification of on-site parking; (9) Location on map demonstrating the building lies within the delineated area; (10) Name of owner and name and contact information of authorized contact; (11) Evidence of ownership. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: Submitted properties must be located within the central business district of West Palm Beach, FL. A map of the delineated area is attached for further clarification of the boundaries.
