State: Kentucky City: Louisville Delineated Area: North: From the junction�of I-265 and I-71, traveling West on I-71 to its junction with I-64.� West on I-64 until it intersects with N. 22nd St. West: From the junction of I-264 and N. 22nd St., South on N-22nd / 31W to its junction with I-264.� East on I-264 until its intersection with New Cut Rd.� South on New Cut Road until its intersection with 841 / I-265. South and East: From New Cut Road, East on 841 / I-265 to its junction with I-71. Minimum Sq. Ft. (ABOA): 37,045 Maximum Sq. Ft. (ABOA): 37,045 Space Type: Office Parking Spaces (Total): 100 secured, structured parking spaces Parking Spaces (Structured): 100 Parking Spaces (Surface): 0 Full Term: 20 years, fully serviced Firm Term: 15 years Option Term: None � � � � � �� Additional Requirements: Space must be located on the second floor or higher.� Space must be located on one (1) contiguous block. Ceiling height minimum clearance must be ~ 15� from slab to slab so that the drop ceiling is 9�. Offered space must not be located in any building within 1,000 walkable feet of agencies or industry types: A) Private firms whose primary clientele are involved in or have ties to criminal elements; B) Agencies providing probation and/or parole services; C) Halfway houses; D) Agencies providing drug abuse counseling/rehabilitation programs; E) Agencies providing social service agencies and welfare type programs; F) Agencies providing welfare type programs; G) Private law firms representing drug offenders. Building entrances/exits are not to be located within a 1,000-foot minimum boundary of:� A) 1,000 walkable feet from a daycare center boundary; B) 1,000 walkable feet from a Drug-free zone. A loading dock with double doors or an overhead door must be available in the building in which the space is offered. The occupancy will need to comply with Facility Security Standard Level 3 and other security requirements determined by GSA. The offered premises must be within the defined delineated area and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered building and parking, whether on or off site, shall not be in the 100-year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address and the location of available space within the building; Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); Date of space availability; Building ownership information; Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy Efficiency and renewable energy features existing within the building; List of building Services provided. One-eighth inch scale drawing of space offered. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement. Permission to represent multiple owners for the same submission.
